EXECUTIVE SUMMARY

On 5/2018, Carl Rice was hired to sell my property, 8 Barber Street Medway, MA. As of 12/2019 the property was still not sold, and substantial had damage had been done to the property, leading to having to sell it in 2021 for far less than it was purchased 4 years prior, as well as destroying my family as the financial strain of a mortgage and 3 rents and a small child in a new city. Between 2018 and 2021, a series of events occurred that made me realize that Carl Rice of ReMax Executive Realty and Andrew Rubenstein of Rubenstein & Associates were attempting to set me up, trying to push me into foreclosure and take my property from under my nose. Upon further inspection, I also realized they did not do this to any of their white clients.

In the small town of Medway, MA, where the population of People of Color is just shy of 2%, as one of the only black families in the neighborhood, Rice and Rubenstein targeted my family by refusing to act in the best interest of me as their client and attempted to sabotage the sale of my property by means of:

-Attempting to force me into a short sale within a month of being my agent (immediately after I moved to Illinois to pursue my MBA)

-Leaving staged actual urine, fecal matter and menstrual blood scattered throughout the property 

-Allowing the property to remain unlocked during hours it was not being shown

-Strategically placing garbage throughout the property 

-A Fake Buyer

-Sending me fake documents claiming to be from the bank

-Allowing documents to continue to expire that were needed to close on the property

-Blaming the bank for negligence and denying them of necessary documents 

-Damaging and destroying my property, costing me hundreds of thousands of dollars, after I had invested tens of thousands of my own money into new hardwood floors and granite 

-Subsequently reducing my credit score significantly due to the constant reporting from the bank each month the sale did not go through 

 

Here is a brief recap of some of the events that occurred:

·      05/2018-Team Rice hired on as my agent and agree to swiftly sell my beautiful home so I can pursue my MBA

·      07/2018-Despite not being behind on my mortgage or any past due bills begin to open the door for conversations about short sale and claim that is the only option

·      08/2018- On 8/14/2018 after my then-husband  requested further clarification on why there was a need to do a short sale if we would still need to find a buyer (as this was never explained to us), Carl instead suggested reducing the price of the property to $304,000, a reduction of $35,000 from the original discussion, and $25,000 lower than what was agreed upon in the listing agreement just 3 months prior with no explanation

·      8/2018-12/2019- Closing Documents were allowed to expire and not received until August 8, 2019 leading to multiple short Sale denials, again costing me thousands (see Message Image 752696859)

·      11/2019-a friend and my father were sent to check on the property and found garbage strategically plastered in central locations of the property as if staged, and fecal matter and urine in every single bathroom in the home to keep buyers away from wanting to buy the property 

·      11/13/2019 after months of no contact, lying to both myself and Team Rice & friends destroying my property with no explanation, Team Rice sends an email requesting that I sign an updated agreement to continue working with their team, promising yet again the sale would be moved. I then was able to make direct contact with the bank and they forwarded me information and emails detailing the schemes of Rice and Rubenstein

 

CALL TO ACTION: Please Sign and Share this petition with all you know. In a country where black homeownership is less than 45%, and significantly less in the state of Massachusetts, we cannot continue to allow Real estate agents and shady attorneys to take from hard working people.
