PROJECT: 7918-0305 (this is only one section of the NCP [2 lots], but will open up the entire NCP and kick start development in the area. The initial developers are using these lots to get their 20 year Development Works Agreement and begin the construction of a series of pump stations).

  • Anniedale-Tynehead is a beautiful, forested area, adjacent to an agricultural part of North Surrey, home to countless WILDLIFE species, many types of second growth TREES and diverse PLANT species. 
  • It forms part of the important tributary system for the Serpentine River, which is home to Chinook, Coho and Chum spawning runs and provides clean water for SALMON, trout and wildlife in the watershed. 
  • There are plans to convert this area into a dense urban development; a new NCP that will increase the population in the area, according to the City, by up to 20,000 residents and according to the developers by up to 30,000 residents (factoring in suites)
  • There could be profound impacts on the watershed and AGRICULTURAL LANDS below this proposed development. Increase in impervious surfaces can increase flooding.
  • Salmon habitat could be harmed or destroyed; extensive riparian areas could be irrevocably damaged. There are plans to ELIMINATE a red-coded watercourse around 172nd and 92 Avenue. For which permission hasn't been obtained yet from the Ministry of Forests, Lands & Natural Resource Operations.   • TRAFFIC CONGESTION in the proposed development area and surrounding neighbourhoods could reach unsustainable levels. The widening of arterial roads (thus resulting in increased impervious surfaces) will further harm the environment, wildlife and residents of Surrey. Look at what has resulted from the over-development of Clayton.
  • We call upon Mayor Doug McCallum and the newly elected Surrey City Council to halt any further planning or development in the Anniedale-Tynehead area until all impact studies have been completed and made available to the public and Council has informed and consulted with the citizens of Surrey.
  • The studying of this area began over 14 years ago and this NCP was approved 7 years ago (by previous Mayor and Council). Almost a decade after approval, we need to revisit this NCP and revise it, before hastily opening this area up with an OLD plan. Let's conduct some updated environmental studies and apply what we know today about climate change. Let's rethink the direction we are headed in what's left of our beautiful City, before turning this entire area into a concrete jungle. 
  • WE NEED INFRASTRUCTURE to catch up before allowing any more dense developments to occur (a HOSPITAL, more POLICE, better PUBLIC TRANSPORTATION, SCHOOLS, and COMMUNITY CENTRES).
  • We should be focussing our growth in CURRENT TOWN CENTRES and FREQUENT TRANSIT DEVELOPMENT AREAS; encouraging redevelopment and revitalization in those areas to make them vibrant, urban centres. NOT opening up an entire new area, just yet, and then hoping for transit to come. According to TransLink (https://www.translink.ca/Plans-and-Projects/Frequent-Transit-Network.aspx the benefits of frequent transit networks for municipalities are:
    • High-quality transit service connects urban centres and major activity areas
    • Supports municipal and regional objectives to reduce energy use, air pollution, greenhouse gas emissions and congestion
    • Increased certainty about where high-quality transit service is located
    • Provides an organizing framework for coordinating land use and transportation
  • We call for SMART DEVELOPMENT guidelines to be applied, which were promised during the election. We were promised a PAUSE to development.
