- Tenants abuse this right and use it as a last resort to obtain another 30 days rent free
- A defaulted tenant should not have this right if they do not pay their rent
- There are laws pertaining to the approval of the stay that are not being followed
- Tenants do not have to prove why they are requesting the stay
