Victory  Z-30 QT application has been withdrawn.

Jan 25, 2024 — The Attorney representing Quik Trip Corporation has withdrawn the application for a Convenience Store and fuel sales at 4815 Canton Road.
They will be withdrawn without prejudice, meaning an application for a different use can come in soon. The case was to be heard again by the Board of Commissioners on February 20th and District Commissioner Birrell had requested revisions to the plan, reducing the number and location of pumps and moving the building up to Canton Road.

This was apparently not feasible for the corporation and they withdrew.

Thanks to all of you who signed the petition, emailed the county and sponsored this petition. It was a very intense use for that location and so the withdrawal is a win for the community and nearby businesses.

PC recommends approving QT. See Update

In a 4-0 vote the Cobb Planning Commission recommended approving Z-32 Quik Trip. It will be heard by the Cobb Board of Commissioners on December 19th at 9 am.  Watch the YouTube video of the hearing here:

Canton Road may be about to get it’s 12th gas station! Z-30 Quik Trip to be heard Tuesday Nov 7 by Planning Commission.

On the 5 mile corridor that averages a gas station about every .42 of a mile. Z-30 Quik Trip is applying to rezone the vacant Rite Aid property at 4815 Canton Road for a Convenience-Store & fuel sales. That is the SW corner of Canton and Jamerson, across from the Rite Stuff gas station and the Citgo gas station. It is also unfortunately on a fairly small lot with a narrow, inadequate driveway on Canton which has to be shared with three popular neighborhood restaurants: Vespucci’s Italian Kitchen (with outdoor seating), Ray’s Donuts and Planet Smoothie. 

The QT would demolish the old Rite Aid and construct a new @5,000 sq ft building. The 16 pumps and canopy would be on the Canton Road side very close to the restaurant. 

The first of two traffic studies required projects a total of 2057 customers per day or about 1,350 customers more than the 706 a day the old drugstore used to get. That kind of traffic will be very difficult given the tight quarters and the small parking area available to the restaurant. If you look at the newer large QT and Racetrac, they are on larger lots not shared with existing businesses, and they have multiple access points.

 

Neighborhoods south of Piedmont will recall the history of what a new large gas station can do to several old small ones.  In a few years after struggling under different owners they close.  Then they become blighted. It takes YEARS before they are demolished or rebuilt under new ownership for a different  purpose.

CRN position is to Delete the application to NRC but deny the gas station use. This would give the parcel a usable rezoning, at least. Wouldn’t it be nice to see a Trader Joe’s or Aldi open there?
