PETITION to The Planning Commission of Mill Valley and the City of Mill Valley City Council:

We, citizens of Mill Valley, hereby petition the Mill Valley Planning Commission and the City of Mill Valley, to vote against the newly proposed development plan for 575 East Blithedale. This proposed development plan goes against some of our city’s core main values and mission statement: preservation of a vibrant community that respects Mill Valley’s small-town character, the health and safety of our residents, AND a healthy natural environment with emphasis on conservation, open space, climate protection and sustainability. 

This newly proposed application for 25 units (with only 6 being affordable housing) located 575 East Blithedale on the one-acre lot of 031-0221-67, does not meet the city’s mandate to provide affordable housing for our workforce, elderly, and low-income residents at a scale and density consistent with Mill Valley's character. A project of this scale (25 units and 50+ cars), with the main entrance / exit on East Blithedale at Ryan Ave, would have a significant adverse impact to our Sycamore Park neighborhood, and residents along East Blithedale. The proposal violates several provisions of the Mill Valley General Plan, specifically the Housing Element, and that it has design flaws in that its circulation and generally narrow driveways create public safety hazards. The commercial space designed is not useable and is not enough to be considered truly a mixed use. This three-story high-density development would change the community landscape, losing significant open space, natural wildlife, heritage oak trees, plus increasing traffic and safety issues. Mill Valley needs housing, and this site can accommodate the kind of housing the city of Mill Valley actually needs with a better traffic, entrance/exit, parking and safety plan. 

We strongly urge you to deny this application for the development proposed at 575 East Blithedale.
