The residents of Rose Hill and surrounding areas are desperately fighting to prevent their beloved, convenient suburban shopping center from being demolished by developers.  Combined Properties is planning to replace it with an urban style four-and-six level apartment complex with over 400 units, that will tower over the surrounding homes and reduce retail space by over 70%.   The shopping center is currently home to more than 25 businesses providing essential goods and services.  Many of these cannot be accessed online, including restaurants, a grocery store, a fitness center, a nail salon, a dental office, a barber, a doctor’s office, a cleaners, and a laundry. 

The proposed urban style apartment complex will greatly increase traffic and congestion on Franconia Road, Telegraph Road, Rose Hill Drive, and Van Dorn.  It will stress already overcrowded school capacities, utilities, and other infrastructures.

Combined Properties is a multi-billion-dollar real estate development company with multiple properties in Fairfax County.  It has a highly experienced legal and marketing team that is working to move this project forward as quickly as possible. 

 However, the community is voicing its rejection of this plan. On January 23, 200 residents attended a Community meeting with the developer’s attorneys, where they expressed their overwhelming disapproval. On March 9, there was a public hearing at the Fairfax Government Center, where it was noted that the staff, planning commission, and board of supervisors have received an outpouring of protest from the community. 

Join the outcry!  The County Board of Supervisors may act unilaterally to accept this proposal from Combined Properties, especially without strong public opposition. Send a message to the Planning Committee and the County Board of Supervisors, before the vote on March 29, that Combined Properties needs to go back to the drawing board to create something that will fit our community. We do not accept this plan!
